Pet Policy
At The Pines, we maintain a no-pet policy to ensure a comfortable living environment for all residents. Only documented Emotional Support Animals (ESAs) or service animals are permitted with proper approval.
Guest Policy
At The Pines, overnight guests are permitted only if the manager is notified and all roommates consent. Guests of the opposite gender are not allowed to stay overnight or enter the bedrooms to maintain a respectful living environment.
Lease Terms
At The Pines, we offer clear and flexible lease terms designed to meet the needs of BYU-Idaho students, ensuring a straightforward and hassle-free renting experience. Below, we’ve outlined the key details of our lease agreements, including duration, payment schedules, and other essential terms, to help you plan your stay with confidence.
Length: We offer flexible lease options of 4-month, 8-month, and 12-month terms to suit your academic and personal schedule at The Pines.
Security Deposit: A $150 security deposit is required, fully refundable upon move-out if the apartment is left clean and undamaged.
Processing Fee: A one-time $150 processing fee is charged to cover administrative costs for your lease at The Pines.
Guarantor: A guarantor is optional, providing flexibility for students to secure their lease without mandatory co-signer requirements.
Insurance: Renter’s insurance is required, but you can opt out of our POPIC program if you provide proof of your own coverage.
Utilities: All utilities are conveniently included in the rent amount, simplifying your monthly expenses at The Pines.
Parking (Optional): Optional parking is available for $100, subject to availability, to provide convenient access for residents with vehicles.

What is the decorating policy?
Small tacks and nails are permitted for hanging pictures or posters, allowing you to personalize your space at The Pines.
What do I need to bring to my new apartment?
You’ll need to bring bed sheets, blankets, mattress protectors, pots, pans, plates, utensils, additional cooking supplies, cleaning supplies, a broom, mop, shower curtain, and trash cans for the kitchen and bathroom/bedroom areas.
Can residents add a roommate later?
Residents may request roommates until roommate assignments are sent out, approximately one month before the semester begins, but mid-semester changes are generally not accommodated.
